27 Nelson Road planning application for a 12 bed Hostel by Stonepillow

Recent refusal wording from Arun to 2 recent developments.

Having regard to the size of the proposed living accommodation, the new dwelling would give rise to an unsatisfactory living environment and unacceptably small habitable rooms for future occupiers in conflict with the good design principles in the National Planning Policy Framework (paragraphs 17 & 64), and the internal space standards set out in the Planning Practice Guide (Paragraph 019, Reference ID: 56-019-20150327).

The proposed external rear gardens to the existing and proposed dwellings would be unsatisfactory in terms of area and depth, and would not only result in an unduly cramped & overdeveloped form of development which would be detrimental to the character and amenities of the surrounding residential area but also give rise to an unsatisfactory living environment and unacceptably small private amenity spaces for future occupiers in conflict with the good design principles in the National Planning Policy Framework (paragraphs 17 & 64), Policy GEN7 of the Arun District Local Plan, Policy D DM1 of the Publication Version of the Arun Local Plan (2011 - 2031) Publication Version (October 2014) and the external space standards set out in Policy D DM3 of the Publication Version of the Arun Local Plan (2011 - 2031) Publication Version (October 2014)

The HMO by reason of the number of occupants and the lack of parking would be out of keeping with the residential area and harmful to the character of the area contrary to policies GEN7 and GEN12 of the Arun District Local Plan 2003 and HSP4 of the Emerging Neighbourhood Plan publication version 2011-2031
